Advantages and Disadvantages of Tearing Off an Old Roof
Advantages -
- It is a fact that roof having fewer roof layers has greater resale value of home.
- Any sections which are damaged and identified after roof deck inspection should be replaced right away.
- New flashing can be installed. Areas with high damage risk like valleys, rakes, sidewalls, chimneys and eaves can be inspected through it.
Disadvantage -
The major disadvantage of it is the amount of labor involved and cost is too high.
Advantages and Disadvantages of Retaining an Old Roof
Advantages –
- Less costly as less number of labor is required.
- Old shingles will add protection when left in place.
Disadvantage -
- If it is the time to replace your old roof and you place new roof over the old one then removal of extra layers will cost too much.
- You are not going to examine or inspect the roof deck in this case.
- With extra layers of shingles, you can’t track the leaks easily.
- If the old shingles later start curling then it will affect the new shingles and destruct the overall roof.
- Resale value will go down because of multi layers of shingles on roof.
